Your legal work will always be carried out by a professionally qualified Conveyancer at this office and we will always act to protect your interests and as quickly as possible to meet your timetable for completion of the transaction.
If you are a purchaser we will provide you with a full and detailed written report prior to your signing the contract. This will include our investigation of the title to the property and other legal aspects, our enquiries of the seller, results of enquiries of the statutory authorities we make and your obligations as the owner of the property you are purchasing. After completion of the purchase we will attend to payment of the Stamp Duty Land Tax to HMRC and registration of your ownership of the property at the Land Registry supplying you with a copy of the updated title and other important legal documentation for you to keep. If you are also selling a property we will synchronise the two transactions to ensure that both are completed on the same day.
When buying a property with another person you will need to consider what type of co-ownership you should have. If married (or in a civil partnership) with each other then this is usually straight forward to deal with, but if not in such a relationship the co-ownership may not necessarily be an equal share in the property; it may be necessary to provide that one of you receives back their larger financial contribution towards the purchase first of all when the property is sold or should you separate from each other.
There may be other arrangements involving your parents' financial help towards a purchase which may need to be taken into account.
